What I can expect for each phase and the cost associated: Concept phase (Stage 1) First draft development design (1 development design solution) Includes: basic floor plans, basic elevations and basic 3D model ? or what exactly do I get in this stage? and what is the timeframe? Town planning (Stage 2) After concept phase is complete and approved by the client would you start to work on the final document for town planning application? Town planning application phase: Drawings register & location map Aerial photo Existing conditions, site analysis & demolition plan Design response Survey plan - (this will be provided from a local site surveyour) Development plans, 4 x elevations, 2 x sections Shadow diagrams (7 diagrams) Artist impressions (3 images) Material scheme Area schedule including all summaries plus permeability areas The town planning drawings (site analysis, site plan, floor plan, elevations), landscape plan and shadow diagrams you mentioned in your quote.. will this be 100% accurate to the most up to date design guidelines by local authority and building code of Australia? I can't afford to have a design that will get knocked back by council because of any issues such as setback requirements, height restrictions, etc..
