I need a site similar to mlsonline.com. I do not need the additional features for mortgage brokers. It will just be geared towards real estate agents, buyers and sellers. Instead of taking the area/city/town approach which costs agents more, I want the agents to be able to purchase exclusive rights to an entire zip code. Instead of a monthly fee, they will pay $199.00 per year for the service. Once a recurring purchase for a zip code(s) has been purchased through PayPal (recommend another payment gateway?) the agent will be entered into the database and receive any leads from buyers or sellers in their acquired zip code(s). If leads come in for an area where no agent has purchased the zip code(s) they should go into a separate database and I should be notified by email with their contact information so I can find them an agent or notify an agent that a lead is ready if they choose to join. The site will of course need content similar to the site mentioned above as well as [login to view URL] or any other site you think will fit the site and encourage use. It will need an admin area where I can view/contact/remove buyers, sellers, agents, etc. I'm not trying to build a site to take advantage of people. After payment, before the agent's account is active, I should receive notification so I can verify that they are in fact a licensed real estate agent and interview them to make sure they are qualified. If they are not, they are refunded their fee and they are removed from the system. I need a feedback system for the buyers and sellers that only the admin can see and attach to the appropriate agent if so desired. If there are any complaints the agent will be refunded their cost and removed from the system. I want to make the site fair and lucrative for the agents too. There will be a 100% money back guarantee. If after 1 year the agent hasn't closed enough transactions and made at least an extra $10,000 in commission they will get 100% of what they have paid back at the time of cancellation.
