I need a planning consultant who can formulate an appeal against the following refusal --- 15 December 2023 The Planning (Listed Building and Conservation Areas) Act 1990 Application Type: Listed building consent (Alt/Ext) Application Ref: EPF/1969/23 Site Address: Marden Ash House, Stanford Rivers Road, Ongar, CM5 9BT Proposal: Grade II listed building application for repointing and repairs to existing garden wall, forming new gate openings, perimeter path at base of garden walls In pursuance of its powers under the above Act, the Council hereby REFUSES LISTED BUILDING CONSENT for the above development. Refusal reasons are listed below. Refusal Reasons: (1) 1 The repointing as completed, the creation of Gate 1 and Gate 2 and associated wall section, and the formation of hard surfaced pathway around the base of the garden wall, are considered to cause adverse harm to the special evidential, historic and architectural significance of the curtilage Listed wall and that of the setting of the Grade II* Listed house, contrary to Policy DM7 of the Epping Forest District Local Plan 2011-2033 (2023); and paragraphs 189, 194, 195, 197, 199, 200 and 202 of the NPPF (2021). For the reasons set out above, it is recommended that Listed building consent should be refused. The original planning application is on the EPPING FOREST DISTRICT COUNCIL PLANNING SEARCH .
