I am seeking a skilled architect or designer to create innovative floor plans for a unique project that serves both commercial and residential purposes.

Details
Location: North-facing site,
Size: 40 * 51
Commercial: Ground + 1st floor should be commercial
Residential: 2nd, 3rd and 4th Floor should be residential
Option 1: 2 units with 2 bedrooms each (2 BHK)
Option 2: 1 unit with 2 bedrooms (2 BHK) and 2 units with 1 bedroom each (1 BHK)

Additional Requirements: Cellar, Lift and plan should be as per vastu

### Ideal Skills and Experience:
- Proficient in CAD and 3D modeling software
- Experience in mixed-use building design
- Strong portfolio with similar size projects
- Knowledge of zoning laws and regulations
- Ability to innovate within a constrained space
