I am looking to work with a property expert who can research/investigate the potential investments I am targeting:

Applicants must have:

- Relevant past or present employment history. For example, estate agent, investor, lettings agent, professional consultant etc.

- Be a property investor themselves,

- Have lived or are currently living in the UK,

- Have experience of purchasing and rennovating property in the UK, as well as experience of being a landlord,

- Experience of property auctions is highly desirable,

- Excellent market research skills and knowledge of the English property market,

- Previous experience with similar work,

- Be able to make a nuanced, insightful recommendation and give strong financial as well as strategic advice, based on research findings and experience.

The project will require you to analyse the property in great detail, including using online sources such as reports, articles and statistical data AND making relevant phone calls to multiple local estate agencies and relevant people to find out the most detailed possible knowledge about the property and the local market. Such work requires the applicant to be self-motivated, highly determined and confident in dealing with real people and not just base their findings on data found online. Reports based solely on online material will be deemed innapropriate in depth and not agreeing to the terms of this proposal.

Deliverables should include a well written report about the property that includes opinions and suggestions based upon facts and figures that have been gathered from various sources as well as past experience.

There should be a clear structure which breaks the report down into sections with concluding remarks and your own judgement.

Properties are predominantly bought via auction, so judgements must include everything that should be considered including property valuation (not based on viewings but on local data and agents opinions of the property and the street, local area, postcode etc), favourable factors such as proximity to fundamentals (transport, schools, jobs etc), the target market (ideal for first time buyers, young professional couple, small families?), demographic factors, property history, growth (over short and mid term), potential growth, potential re-sale value once renovated, areas where capital growth (value) can be added such as an extension etc, any legal considerations and so on. Any report must include financial estimates, such as the maximum amount the property should be bought for and cost of refurbishments to make the project profitable.

Simply gathering data and statical evidence is not enough in this project.

This will be one of multiple properties I will need researching, so a potentially long term and lucrative partnership is waiting for someone who can offer top quality advice.
