505498 Complete website design - Homeowners Association

I need a complete website for a Homeowner's association (HOA). This is an organization that enforces rules and makes decisions about the neighborhood and makes sure that all the houses in the neighborhood follow certain rules so that the neighborhood always looks good.

The site should be friendly and inviting, with a layout that matches the style of the neighborhood. It will have a maximum of 10 regular content pages, as well as a 'contact us' page and a paypal payment page. I only need the layout for the payment page - I will insert any actual code needed to make the payments work.

This needs to be a custom designed site built mainly in HTML. I do not want a template or a CMS. It can include PHP or JS to add functionality or features to the site but I do not want the entire thing based on a script. I do NOT want any CMS, WORDPRESS, JOOMLA, DRUPAL or any other type of content management system or script.

I will need to approve the proposed design, and you will need to provide unlimited designs until an acceptable design is selected. If you can not come up with an acceptable design, either me or you may cancel the project with no feedback given on either side.

I will provide you with pictures of the neighborhood and they need to be incorporated into the site framework in a nice, natural way. I would like different pictures to be incorporated into different pages. I do not need any type of photo gallery. The logo of the HOA will also need to be incorporated into the site in a nice way.

You will need to enter the content provided by the end client into each content page and format it to look nice, as well as to add in some stock photography (which I will pay for and send you) or small pictures from the neighborhood.

The contact us page should be secure with recaptcha or an equally secure captcha. It should include a contact form and PHP script which is secure. It should also have additional contact info such as a map, address, phone numbers and email addresses.

I do not need hosting or domain registration or any additional services. I just need the website built and uploaded by FTP. I will give you FTP access to a development server.

Please list links to sites you have created. If you list a design, I will expect that that same designer will be working on my site. Please do not list sites built from templates or sites you didn't design yourself (at least 85%). I will be making my decision based mostly on feedback, price and your portfolio. I will not be looking for tons of features or some huge development team. I really want to work with one person who can do this job start to finish.

I will release 25% escrow upon acceptance of a preliminary design, 25% upon delivery of a working accepted site framework, 25% upon delivery of the completed site and the last 25% upon final acceptance by the end client. You must complete this project to the end client's satisfaction, and make any changes as needed within the scope of this project.

Successful completion of this project will likely lead to future projects with me.
