Brochure - Hard Copy & pdf

I have a 2700 word report/document that I need designed as a brochure, and formatted into two final forms: 1. pdf file for download and email. 2. printer ready file that I can send to a printer for hard copy. My rough documents are in two forms: an OpenOffice Writer document with final copy, and a pdf file as a draft example only of what I want. What I want is a visually pleasing brochure-like product with some icons/graphics to match content, though not as much as I put in the pdf file. I want it designed along the lines of a Dummies or Idiot's book (lots of space and easy to read). I will want hotlinks in the pdf format. I need some creative help on the design, and how to format for publishing. Included in the bid I want one future copy change so that I can make a few minor changes a month or so out and get the two files updated.
