wordpress theme search functionality development needed

We need additional development on the homepage to replace the current search form/functionality.
The theme is "estate" by woothemes.
Please make sure you understand what is needed before bidding.
We have already changed the standard search function, so this is a further development.
Change the main search functionality under the banner, because people are searching for places we don't have in the DB and coming up with "no results". They then bounce off the site.
Also don't like that there are 2 search buttons/advanced search,
so a revamp is in order (no "advanced" dropdown, just one main search div).
The options:
1. suggested areas when they type (autocomplete/other method that picks up areas from DB)
2. A stepped process, labelled 1.2.3 etc.., where they select via chained search, similar to now but, the suburbs need to come up with tickboxes so that they can select multiple suburbs. So the process would go:
1. City
2. Suburb with multiple choice (must still show how many properties there are ie. suburbX(3)
3. Property type(same), Beds (same), baths(same), garages(same),
price range from ie. 1,000,000+, 1,500,000+ etc.. (all dropdowns)
4. Search button (same button image as before)
