Build a database to analyze and report on tenant information based on multiple attributes, flexible time periods, and trend analysis.
What attributes should each tenant have:
Name
Sq ft
Start date/end date
Type of business- clothing, furniture, services, grocery, etc.
Expense amount (to calculate health ratio)-a field to enter in the tenant’s rent to LL- a fraction should be calculated from the rent divided annualized sales. (e.g. rent of $30,000 per year divided sales of $100,000 equals 30%)
Ability to enter break point to calculate % rent- field to enter a celling of sales. Once a tenant surpasses this annual amount, and calculation should be made based on a percentage over that ceiling. For example- ceiling is known as Breakpoint- $100,00. Annual tenant sales are $125,000. Percentage rent is 3%- calculation should be $125,000-$100,000= $25,000. $25,000 x 3% is $750.00
Ability to run reports by one or more parameters:
-different attributes e.g.- by tenant less than 5,000 sq ft
-rolling years
-comparing year over year
-calculate health ratios
-by use
-Trend analysis by date range for categories (size, business type, etc), by individual business, overall project
