Create an MS Access to XML system in Existing MS Access Proj

I have an existing database in MS Access, i can export simple xml files but i need a new system that will costumize these xml's.. Its a Real Estate business, i need MS Access to be able to generate XML file with costumized columns.. For example in our target website they require <type> to consist of "SP"(which is for sale) or "RP"(which is for rent) in our MS Access database <type> consists of "For Rent" and For Sale", basically we need that xml to have "SP" instead of "For Sale".. Other example: target ads website has their google coordinates matched in 1 column, like "25.42412412, 55.52354324" and our database got 2 different columns for this, <latitude> and <longitude>, so we need to combine them into 1 column. Same thing with other columns, not many columns needed from 5-10 maximum.. Also if possible to automate this process, as soon as we made some changes to update the xml file which will be posted on our website or/and to add some button to update xml file. If you have any other suggestions on how to make the routine - we can go your way.. Also if you are able to create a simple mysql database, with simple software that can view that table and have some graphic interface + good search and will be able to synchronize our data with several websites - i would be glad to order such a work. I dont know the capabilities of MS Access, it is working pretty fine for us now, except the xml part.
