Adsense website idea needed.

Hi, I would like a website developed that is highly optimized for google adsesnse. The theme of the website can be anything that you decide. E.g. the website can be an online game, or it can be info. about realesate in newyork. You have to choose an idea, that will attract visitors, get unique hits on the adsense ads. Please remember I am not looking for "article" sites, or similar kind of content. I want something unique, that people would like to visit. You would be responsible for developing the site, alongwith the adsense optimization. The amount shall be escrowed or paid by paypal, as you decide. The payment shall be made immediately after I see revenue bieng generated from the site. Please I am looking for something unique, not a copy of some other site.
