Hi, thank you for looking my job.

I require a Daylight and Sunlight Study to support my application to the Council.

I own a end of terraced house with a reasonable plot of land to the side. I have had plans drawn up to replace the side extension, garage age and drive with 2/3 more cottages. Please see attachments.

The reason why I need a Daylight and Sunlight test is that my neighbors garden runs behind my rear extension and garage. The proposed building of 2/3 units would potentially mean a reduction of light to my neighbor’s garden.

The candidate should preferably be RTPI or RICS recognized. (Please not that proof will be required)

Please note that the Study should be conducted under the following:

Guidance on the loss of light to existing buildings as a result of neighboring development is provided in a guide published by the Building Research Establishment (BRE) entitled ‘Site Layout Planning for Daylight and Sunlight 2011’. The BRE guide is used by local authorities when deciding over planning applications.

The study conducted should involve the following steps:

1. Site survey to identify and photograph positions of neighboring windows.

2. Computerized assessment. To demonstrate adequate daylight and sunlight levels to neighboring properties, we will apply all 5 of the BRE daylight and sunlight tests:

 Vertical Sky Component

 Daylight Distribution (where neighboring room layouts known)

 Average Daylight Factor (where BRE Appendix F criteria applies)

 Annual Probable Sunlight Hours

 Overshadowing to Gardens and Open Spaces

3. If the proposed development design fails any of the daylight/sunlight tests, we will calculate the minimum cut back needed to make the design fully compliant. If required, we can also look for areas where mass can be added to the design without interfering with the light receivable by the neighbouring properties.

Alternatively, we can provide a maximum building envelope, which can be used as a design tool for you to work within. Please note that the tests tend to be applied flexibly and where mitigating circumstances can be identified, it may not be necessary to achieve full compliance with the guide in order to obtain planning permission.

4. Preparation of a formal report to support the planning application.
