Convert HTML website to Joomla and add directory

I want to add a local mortgage business directory database as well as an article database to the my website www.elpasotexasmortgage.com. I've heard great things about the Joomla SOBI 2 plugin by Sigsui ([login to view URL] ) and will most likely use this unless somebody has a better idea. I will be giving away a standard listing in the directory and I want visitors to be able to sign up for an upgraded listing at different cost levels based on their level of advertising.? I would also like visitors to be able to submit articles and have them published on the website after I review them. I want the articles to be searchable and the titles to be displayed on various pages so that the are easily searchable. I would also like the ability to RSS the articles, link to the articles, etc. I am also open to completely rewriting the website in Joomla with a cleaner more custom look. I am open to more custom alternatives to Joomla as well, but I would like some indication or samples of what the directories would look like. I really like the website [login to view URL] and the "feel" and functionality of its local directories, but I need to keep this to a reasonable budget and that is why I'm looking at off-the-shell tools that would make the job more reasonably priced. One more thing... I don't necessarily need the adsense ads and would like to decrease the number of ads if not totally eliminate them.
