STX Capital Project Financing System (PFS) Thank you for considering STX Capital as your global project financing partner. Years ago we noticed how difficult project financing could be for clients. Many had incredible projects, but limited collateral or liquid resources to receive any interest form banks, or even private sources. Hard money was out of the question due to the excessively high rates. Frustrated with what we saw, and seeing another way, we decided to change the game; actually we re-wrote the game. Our project financing system (PFS) allows applicants to take advantage or our borrowing power from banks. For as little as two to three percent in liquidity, we can help finance projects with total cost of no more than 6% coming back to the borrower. A 100 million dollar project loan, no required collateral with a 6% rate; yes unbelievable, but this is what we do. Whats the catch? Not really a catch, but borrowers need to have 2% to 3% in liquid funds available. These fund will need to be placed in a STX Capital pre-approved licensed escrow account. The funds are held in escrow and allow us to issue bank collateral, this is the key to the entire process. We leverage our deposits, credit facilities and relationships to issue bankable collateral that lenders actually want. We then take this collateral along with your pre-approved project and submit it as a package. The end result is a project thats approved for a loan, with the total cost typically at 5% to 8%. What's even better than that? Clients funds remain in escrow until the loan is made. Yes, clients will actually receive proceeds from the loan before escrow is ever released. Whats the catch? Here's some important factors to consider; - Clients must utilize our pre-approved licensed attorney escrow firm. Please don't ask to use your own attorney, we won't respond and will delete the application. - Typically the minimum loan we will factor in is $50m, from time to time we will go down to $25m. - Clients must be sophisticated business person's with experience in their field. - We do not factor in credit, however the loan always needs to repaid and we will underwrite the transaction accordingly. An Application consist of; Application (Available for Download on website). Copy of Principals Photo Identification Proof of Address Proof of Funds for the Bank Cost to be placed in escrow. Can be in the form of an online bank statement or basic bank statement. The account must match the applicant. If the funds are owned or originating from a third party, they must submit a separate application as well.
