Design a Website Mockup

Need help in building a word press website for Real Estate. It must be new design style with either a template that can be modified or from scratch. It has to be SEO optimized with no frame, no flash, must comply with all website design guidelines, and It has to be able to work on desk top, mobile, note book, laptop etc. I am using SEO Diagnosis so everything need to comply and be in green if you have some other way to diagnose the site that is great. Need to have CRM customer management system that will track leads and drip campaign as well as keep track of what customers are doing on the site and which properties they are looking at. Must have an optional registration that can be either turned on, off or just pop up to ask to register feature. It must also be auto respond when people register online. Website must integrate with IDX plug in to allow property searches and must have a customizable IDX that can offer different features, or possibly create an IDX. I also would like to integrate a Help Feature that comes up when people get on the site and asks them how can we help.I like few templates that I found but do not know in depth what they have to offer one is Westend real Estate WordPress Theme, other is WP Pro Real Estate 4 Responsive WordPress Theme. I am sure I missed few things here but this is a general idea of what I am looking for. I prefer to work with someone that is local in USA. Maybe even in North Miami but this is not a driving factor. Person must know real estate business.
