High Income individuals who can't qualify for a standard mortgage to buy a home, 4. 1st time home buyers using FHA loan with 3.5% down payments and 5. The ultimate parent of grand parent gift of buying a home for their child or grand child for only 3.5 Cents per Dollar. Other support information: I have developed a presentation (see-thru) binder consisting of 15 to 20 pages including the front cover and a back page showing my background and accomplishments. I am a financial planner and real estate agent in Southern California. I specialize in using AITD’s (All Inclusive Trust Deeds) to assist buyer with high income and poor credit scores purchase home from home owners who have received an NOD (Notice of Default) from their lender on the mortgage of their home. An NOD is the first step in the bank foreclosing on their home. An NOD is filed with the county office when the home owner is normally 4 or more months past due on their mortgage payments. The NOD states a date 2 or 3 months in the future at which time the home will be sold at the county court house steps in a public auction. The home owner’s only choices are: 1. to pay the back amount, 2. Agree with the bank to sell the home in a “Short Sale” below the amount owed to the bank and maybe still own the bank the net loss. 3. Allow the bank to foreclose on the home and take possession. 4. The home owner may declare bankruptcy to delay the process. In options 2, 3 and 4, the credit score of the home owner destroyed and the home will not be able to buy a home in the future for 3 to 7 years. An AITD can help certain homeowner with an NOD avoid the above negative options, if a home in not too far behind on payments. Many Real Estate investors and high income individuals who can’t qualify for a standard bank loan are willing to pay all the amount of back payments stated on the NOD and the selling cost of buying the home and take-over the present mortgage of the homeowner. This creates a Win- Win solution to this home owners problems. It saves the home owners credit scores. The Real Estate Investor has acquired a single family home at an average cost of less than 15% of the home’s current value. If the high income individual made the purchase they gain the instant tax deductions from the Mortgage Interest and Real Estate Taxes paid on the home plus the tax free appreciation (8.5% 42 year average in Orange County, CA) on their new home. The net cost of housing is far less for a home owner than for a family leasing their home. My presentation, covers the 4 types of income and how each is taxed, the major tax advantages given to home owners and then shows the high return on income properties that are purchased with an AITD where the investor is buying a home for an average of 15% down with No Loan Application or Bank Approval.
